Count your commission. Plan your year. See what you actually take home from every deal after the brokerage split, the cap, fees and your team — and how many closings it takes to hit your goal.
Enter a deal's price and commission — a rate or a flat fee — and AgentMath works through it the way your brokerage statement does: referral off the top, your brokerage split, any royalty, the transaction fee and your team split. Every line is shown, so you can see where each dollar goes.
Start from Traditional 70/30, 80/20 with cap or 100% with transaction fee and change the few numbers that differ: your split, the annual cap and the split after it, fees before and after the cap, royalty, team split, monthly fees and a tax set-aside. Your cap year can start on your anniversary, not just January 1.
See the company dollars you've paid toward your cap and when you're projected to reach it — from your pending deals, or from your pace so far. The deal that crosses the cap is split in two, the way brokerages calculate it.
Set a take-home goal and AgentMath tells you how many more closings it takes at your average price and rate, and how many a month for the rest of your cap year.
Quick Calc shows one deal's take-home at your cap position today, without saving anything. Turn on Compare to put two fees side by side — say 2.5% against a $9,000 flat fee — and see which pays you more.
In OfferMath (version 1.1), tap ••• on a deal and choose Mark under contract. Pick Under contract, Closed or Fell through, then enter the final price, your commission and the dates. The deal shows up in AgentMath on its own, with a From OfferMath badge, and counts toward your year and your cap.
Later changes in OfferMath follow along. If you've edited a field in AgentMath, it shows what OfferMath says and lets you choose Use it or Keep mine. Remove the status in OfferMath and the deal moves to Fell through. It works with OfferMath's free version too.
Deals travel through your own iCloud, so use the same Apple Account on both apps. Your agent profile is shared the same way, so you enter it once.
AgentMath works out your numbers from the plan you enter. Every figure is an estimate; your brokerage statement is the final word.
